Does FNB determine Enterprise Zone eligibility?

No. Enterprise Zone eligibility and incentives are determined by the appropriate government authorities. FNB can discuss your financing, but does not approve, administer or guarantee tax benefits.

Is every borrower eligible for the 7.50%/7.90% APR* rate?

No. The advertised rate is for best-qualified borrowers and is subject to credit approval, underwriting, loan structure, term and other program conditions.

What is a balloon loan?

A balloon loan generally has a remaining balance due at the end of a shorter loan term. Ask a First Neighbor Bank lender for the exact payment schedule, maturity, refinance considerations and disclosures for this offer.

When did residential development become eligible?

Coles Together states that residential development in the Coles County Enterprise Zone became eligible beginning in Q1 2026. Confirm current eligibility, boundaries and incentives with the program administrator.
